Tempe is a landlocked, built out city in Maricopa County at about 1,180 feet, and nearly all of its housing is older. The neighborhoods around Arizona State University, Maple Ash, Mitchell Park and the grid south of University Drive are 1940s to 1970s block and brick homes on SRP flood irrigation with mature citrus, palms, ash trees and lawns, which means roof rats in attics, Argentine ants, earwigs, crickets and sewer roaches coming up drains after monsoon rain. Older gable vents and crawl spaces give rodents and Turkestan roaches easy access, and termite mud tubes on stem walls are routine on the wet lots.
The university and Mill Avenue district add a dense rental and apartment market with German cockroach and bed bug work at every lease turnover, and multi unit buildings where a roach problem in one unit is in the units on both sides. South Tempe, the Lakes, Warner Ranch and the neighborhoods toward Chandler are 1970s to 1990s stucco with block walls, pools and some lake frontage, which brings black widows and scorpions at the pool pad and weep holes plus mosquitoes and midges around the water in summer. Papago Park and the Tempe buttes give the north side a real desert edge with pack rats and some scorpion pressure.
Tempe Town Lake, Mill Avenue and the Broadway and Southern commercial corridors carry restaurants, hotels and offices under Maricopa County Environmental Services inspection rules. Summer heat above 110 degrees and the July monsoon drive the residential calls, led by roof rats, roaches, termites and ants.
